When a warehouse needs an EPC, what counts, and the lowest price per square metre of any commercial EPC.
Does a warehouse need an EPC?
Usually yes, but not always all of it. A building that is not heated or cooled for people does not need an EPC. An unheated warehouse used only for storage can qualify.
What almost never qualifies is the whole site. The office at the front, the trade counter and the staff room with a radiator are heated, and they need a certificate. So most units need an EPC that covers the heated parts. The unheated floor is recorded but does not count against the rating.
The assessor decides this on site. Do not assume your unit is exempt before letting it. The fine for getting it wrong is based on rateable value.

Lower scores are better. New commercial buildings typically target B or better. Sub E ratings cannot legally be let under MEES.
What affects the rating
In order of impact. Knowing them helps you prioritise improvements if your rating needs to come up.
Whether the floor is heated
High impactIf not, the rating is driven by the office. If it is heated, the heaters and the size of the space matter more than anything else.
High bay lighting
High impactOld metal halide or sodium fittings score badly. LED high bay with sensors scores well. On a big floor this is the biggest single change you can make.
The building fabric
Medium impactSingle skin metal cladding with no insulation loses a lot of heat. Modern insulated panels rate far better.
Roller shutter doors
Medium impactRecorded for size and whether they are insulated. Doors kept open in a heated space lose a lot of heat.
Mezzanines
Low impactCount towards the floor area if they are enclosed and heated.
The office
Variable impactAssessed like any office. On a unit with an unheated floor, the office decides the rating.
