About this service

What is a commercial EPC?

A commercial EPC (Energy Performance Certificate) rates the energy efficiency of a non-domestic building on a scale from A (most efficient) to G (least efficient). It is a legal requirement when selling or letting any commercial property in England and Wales.

Our qualified assessors carry out an on-site survey of the building fabric, heating, cooling, ventilation, and lighting systems. The certificate includes an energy rating, estimated CO2 emissions, and recommendations to improve efficiency.

It's the law. Under the Energy Performance of Buildings Regulations, you must have a valid EPC before marketing a commercial property for sale or rent. Failure to provide one can result in a fine of 12.5% of the rateable value, with a minimum of £500 and maximum of £5,000.

Do I need a commercial EPC?
Yes, if you are selling or letting a commercial property. Under the Energy Performance of Buildings Regulations, a valid EPC must be available to prospective buyers or tenants. Failure to provide one can result in a fine.
How much does a commercial EPC cost?
Prices are based on floor area. Small units (up to 50 m²) start at £149. Medium-sized buildings (251–500 m²) are £299. For buildings over 4,000 m², we quote individually. See the full pricing table above.
How long does a commercial EPC last?
A commercial EPC is valid for 10 years from the date of issue. You only need a new one if the building undergoes significant modifications or if the certificate expires.
What is the difference between a domestic and commercial EPC?
A domestic EPC uses the RDSAP methodology and is for residential properties. A commercial (non-domestic) EPC uses SBEM (Simplified Building Energy Model) and covers offices, shops, warehouses, and other commercial buildings. The assessment is more detailed and covers HVAC systems, lighting, and building fabric.
What do I need to provide?
Access to the property and any available building plans or floor plans. If you can supply accurate floor plans in advance, we offer a 10% discount. We also need details of the heating, cooling, and ventilation systems where possible.
How long does the assessment take?
The on-site survey typically takes 1–3 hours depending on the building size and complexity. The certificate is usually produced and lodged within a few working days.

What about MEES regulations?
Since April 2023, commercial properties in England and Wales must have a minimum EPC rating of E to be let. Properties rated F or G cannot be legally let unless they have a valid exemption. Further tightening to a minimum of C is expected by 2030.
