What is a Gas Safety Certificate? (Landlord requirements explained)

A Gas Safety Certificate, also known as a CP12, is the record produced after a Gas Safe registered engineer inspects all gas appliances, pipework, and flues in a property. The engineer checks boilers, cookers, gas fires, and any other gas-burning appliance to confirm they are operating safely and not leaking carbon monoxide or other dangerous gases.

Under the Gas Safety (Installation and Use) Regulations 1998, landlords must arrange a gas safety check every 12 months for all rental properties with gas appliances. Gas safety certificate frequently asked questions

Do I legally need a gas safety certificate?
Yes if you rent out property with gas appliances. An annual check is required under the Gas Safety (Installation and Use) Regulations 1998. It is a criminal offence not to comply. See the HSE guidance for landlords.
How often do I need one?
Every 12 months. You can get it done up to 2 months before the expiry date and still keep the original renewal date.
How much does a gas safety certificate cost?
Studios from £75, 1 to 3 bed £85, 4 to 5 bed £100, 6+ bed £120. Price covers up to 2 appliances. Additional appliances £10 each.
What does the engineer check?
All gas appliances (boiler, cooker, gas fire), associated pipework, flues and ventilation. The engineer tests for gas tightness, burner pressure, and checks flue flow.
How long does it take?
20 to 40 minutes per appliance. A typical property with a boiler and cooker takes about 30 to 45 minutes total.
Do I need to be there?
Someone needs to provide access. A tenant or agent can let the engineer in. We coordinate directly with tenants if you provide their contact details.
What happens if an appliance fails?
The engineer will classify it as At Risk or Immediately Dangerous. Immediately Dangerous appliances are disconnected on the spot. At Risk appliances should not be used until repaired.
Can I combine this with other services?
Yes. We coordinate gas safety, EICR, EPC and floor plan visits for landlords. Tell us when you book and we arrange everything.
What is the penalty for not having one?
It is a criminal offence. Penalties include unlimited fines and up to 6 months in prison. It can also invalidate your landlord insurance.
Who is qualified to issue one?
Only Gas Safe registered engineers. Our engineers are registered and carry their Gas Safe ID card to every visit.
