What is an EICR? (Landlord requirements explained)

An Electrical Installation Condition Report (EICR) is a thorough inspection and test of every fixed part of the electrical installation in a property: consumer unit, wiring, sockets, switches, lighting circuits, earthing, and protective devices. A NICEIC registered electrician produces a written report with a Satisfactory or Unsatisfactory outcome and a list of any observations that need attention.

Since June 2020, all private rentals in England must have a valid EICR before a new tenancy starts and a renewal at least every 5 years. We carry out EICRs across London and surrounding areas for landlords, agents, and homeowners. Book alongside your EPC in a single visit.

It's the law. Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must have a valid EICR at the start of every new tenancy and renew it every 5 years. Fines of up to £30,000 apply for non-compliance.

EICR frequently asked questions

Do I legally need an EICR?
Yes if you let property to tenants. Since June 2020 all private rentals in England must have a valid EICR before a new tenancy starts and a renewal at least every 5 years. See the government guidance for landlords. Owner-occupiers are recommended but not required to get one.
How often do I need a new EICR?
At least every 5 years for rental properties, or sooner if the electrician recommends a shorter interval. A new EICR is also needed if there have been significant electrical works, you suspect a problem, or you are starting a new tenancy.
What happens if my property fails the EICR?
An Unsatisfactory result means findings coded C1 (danger present), C2 (potentially dangerous), or FI (further investigation needed). As a landlord you must complete remedial works within 28 days and confirm completion to your tenant and the local authority on request.
What does an EICR check?
Every fixed part of the electrical installation: consumer unit (fuse board), all sockets and switches, fixed wiring, earthing and bonding, lighting circuits, isolators, and protective devices. Portable appliances are not included, that is a separate PAT test.
How long does an EICR take?
A typical 1 to 3 bed property takes 2 to 3 hours. Larger or older properties with more circuits may take up to half a day. The power will be turned off in stages during testing.
Do I need to be present during the EICR?
Someone needs to provide access to the property and consumer unit. If you cannot be there, a tenant or agent can let the electrician in. We coordinate directly with tenants if you provide their contact details.
Can I get an EICR at the same time as my EPC?
Yes. We routinely combine EICR, EPC, and floor plan visits for landlords applying for HMO licences or preparing for new tenancies. Tell us when you book and we will coordinate the visit.
What is the fine for not having a valid EICR?
Local authorities can fine landlords up to £30,000 for breaching the Electrical Safety Standards in the Private Rented Sector Regulations 2020. Most enforcement starts with an improvement notice giving 28 days to comply.
Who is qualified to issue an EICR?
A qualified electrician registered with a competent persons scheme such as NICEIC, NAPIT, ELECSA, STROMA, or ECA. Our electricians are NICEIC registered.
Can I get an EICR for my own house if I am not letting it?
Yes. Many homeowners get an EICR every 10 years as part of routine maintenance, or when buying a property to check the wiring condition. Same prices apply.
